Updated September 1, 2026. Population and housing figures below come from the latest U.S. Census Bureau QuickFacts release available on that date. Transit, school and municipal details can change, so verify them for a specific address before making a decision.

Alsip sits in southern Cook County near I-294 and several major commercial corridors. A useful local housing guide should do more than repeat a list of attractions: it should separate current facts from property-specific questions. This guide brings together official sources for housing, parks, schools, transportation, taxes and flood-map research.

Alsip housing snapshot

The U.S. Census Bureau estimated Alsip's population at 18,483 on July 1, 2025. Its 2020–2024 American Community Survey estimates report 7,724 households, a 64.2% owner-occupied housing rate, a $225,000 median value for owner-occupied housing units, $1,674 in median monthly owner costs for households with a mortgage, and $1,140 in median gross rent.

Those Census figures describe a multi-year survey period. The median owner-occupied value is not a current sale-price estimate, an appraisal, or a forecast. Buyers and sellers should compare recent closed sales that match the subject property's location, style, size, condition, improvements and parking. Start with the Alsip community page or current Alsip listings, then request a property-specific analysis.

Parks and recreation

The Alsip Park District directory is the most direct source for current facilities. It lists locations such as Apollo Recreation Center, Sprayfari Aquatic Center, Austin View Park, Barnes Park, Commissioners Park, Fountain Hills Park, Freedom Park, Kiwanis Park, Prairie View Park and several smaller neighborhood sites. Hours, programs and amenities may change by season, so confirm details with the Park District before a visit.

One important correction to older versions of this article: Lorraine Dixon Park is not in Alsip. The Chicago Park District places the 6.72-acre park at 8701 S. Dauphin Avenue in Chicago's Avalon Park community.

Transit and commuting facts

Alsip is served by Pace buses, including routes identified in village transportation planning. The village's planning material says there is no direct Metra or CTA rail operation within Alsip; nearby rail options are in surrounding communities. Route alignments and timetables can change. Check the current Pace Route 383 information and the appropriate transit agency's trip planner for the exact origin, destination and travel date.

When comparing homes, test the actual trip at the time it would normally occur. Distance to a highway, bus stop or nearby station does not establish travel time, frequency, parking availability or accessibility.

Schools: verify the assigned address

Alsip-Hazelgreen-Oak Lawn School District 126 currently lists Hazelgreen, Lane and Stony Creek elementary schools, Prairie Junior High School and an Early Childhood Center. High-school boundaries and other district assignments depend on the property's address. A postal city or ZIP code alone is not enough to confirm enrollment eligibility.

Ask the relevant district to verify the address directly before signing a contract or lease. Cucci Realty does not rank schools or characterize their quality; consumers can review district materials, Illinois Report Card data and program information according to their own criteria.

Property due diligence in Alsip

  • Taxes and assessments: use the Cook County Property Tax Portal to locate the PIN, assessment, exemptions and linked tax records. Compare multiple tax years and confirm whether an exemption may change after a transfer.

  • Flood information: search the exact address through the FEMA Flood Map Service Center, then discuss insurance availability and cost with a licensed insurer. A map is only one part of flood-risk review.

  • Condition: budget for an independent inspection and any specialist evaluations suggested by the property's age, components or visible conditions.

  • Municipal requirements: confirm current permit, inspection, water-account and transfer requirements directly with the Village of Alsip. Requirements and forms can change.

  • Associations: for a condominium, townhome or homeowners association, review declarations, rules, budgets, reserves, insurance, pending litigation and recent meeting minutes with appropriate legal and financial advisers.
