A CLEAR ESTATE PROPERTY SALE PROCESS

1. Property and Timeline Review
We begin with the property’s location, condition, occupancy, ownership status and preferred timing. If probate, trust administration or court approval affects the sale, we work within the timeline established by the estate’s attorney and other authorized professionals.

2. Pricing and Strategy
We prepare a comparative market analysis using relevant sales, current competition, property condition and local buyer demand. We then discuss the tradeoffs of selling as-is, completing limited preparation or making more substantial improvements.

3. Property Preparation
Preparation may include cleaning, removing personal property, correcting safety concerns, completing minor repairs or improving landscaping. Cucci Realty can help identify practical priorities and coordinate access for independent vendors selected and approved by the estate.

4. Marketing and Showings
The marketing plan may include professional photography, MLS exposure, major real estate websites, digital promotion and organized showing coordination. Property condition and sale terms are communicated clearly to prospective buyers.

5. Offer Review and Negotiation
We explain the practical effect of each offer’s price, financing, earnest money, inspection terms, appraisal provisions, requested credits and closing timeline. The authorized seller makes the final decision, and Cucci Realty negotiates according to those instructions.

6. Contract-to-Closing Coordination
After an offer is accepted, we coordinate with the seller, buyer’s agent, attorneys, lender, inspector, appraiser and title company. We also track access, agreed work, the final walk-through and other brokerage responsibilities through closing.

SELL AS-IS OR PREPARE THE PROPERTY?
There is no single answer for every estate property. Selling as-is may reduce upfront work and help the estate move forward sooner, but some buyers or financing programs may not accept the property’s condition and offers may reflect anticipated repairs. Preparing the property may broaden its appeal, but repairs, cleanout and carrying costs require time and money. Cucci Realty helps clients compare likely buyer response, estimated costs, timing and practical burden. We do not promise a particular price or return.

COORDINATING WITH HEIRS, ATTORNEYS AND VENDORS
At the beginning of the engagement, we identify the authorized decision-maker and establish a communication process. With permission, we can update designated family members and coordinate real estate matters with the estate’s attorney and title company. When outside assistance is needed, we can provide contacts or coordinate access for cleaning, cleanout, repairs, landscaping, locksmith work or moving. These providers are independent third parties; the estate selects the vendor and approves the scope and cost.

Can a property be sold before probate is complete?
Possibly, but the answer depends on ownership, estate documents, court requirements and who has legal authority to act. The estate’s attorney and title company should determine when the property may be listed and sold.

Do all heirs have to agree?
That depends on how title is held and who has authority under the estate, trust or court appointment. An attorney or title company should confirm who controls the sale and whose signatures are required.

Can the property be sold as-is?
Yes, when that strategy fits the seller’s priorities and applicable transaction requirements. We will explain how condition may affect buyer interest, inspections, financing and price.

Do you conduct household estate sales?
No. Cucci Realty handles the sale of real property. We do not appraise, auction or liquidate furniture, jewelry, collectibles or other household contents.

Can you work with family members outside Illinois?​
Yes. Updates, documents and decisions can often be coordinated remotely, subject to the requirements of the attorneys, title company and other transaction parties.
